Triangle NC New Construction Builder Directory
The Triangle area of North Carolina is one of the most active new construction markets in the United States. Dozens of builders — from national volume builders to local custom firms — are actively building communities across Wake, Durham, Orange, Johnston, and Chatham counties. This directory is designed to help Triangle buyers understand who’s building where, at what price points, and what to know before you walk into a model home.
Important:Before visiting any builder’s model home or sales office, sign a buyer agency agreement with your buyer’s agent. The legal principle of procuring cause means that the first agent to introduce a buyer to a property may be entitled to the commission — including the builder’s sales agent, who works for the builder, not for you. Once you’ve registered your agent with the builder, your representation is established and your rebate is protected.
National Volume Builders
DR Horton
DR Horton is the largest homebuilder in the United States and has one of the widest footprints in the Triangle. Communities span Wake, Johnston, and Durham counties across a broad price range.

DR Horton offers standard floor plans with limited customization. Buyers typically choose from a set of predetermined floor plans and option packages rather than fully custom design. Build timelines are typically 6–12 months for to-be-built homes.

What to know before visiting any builder
Register your buyer’s agent first. Before you visit a model home or contact a builder’s sales representative, make sure your buyer’s agent has registered with the builder on your behalf. This establishes your representation and protects your rebate eligibility. The Sakan Properties team registers with builders before your first visit as a standard part of our process.
The builder’s sales agent works for the builder. Their job is to sell you a home at the best possible price and terms for the builder. They are not your advocate.
Compare the preferred lender. Every volume builder has an affiliated lender and most offer closing cost incentives to use them. Before committing to the preferred lender, compare their rate and fees against at least one outside lender.
Understand what’s included. Builder base prices often don’t include popular features like upgraded flooring, backsplashes, additional windows, or outdoor spaces. Ask for the base price option sheet and the cost of the features in the model before comparing prices.
Get your own inspection. New construction homes are not immune to defects. Hire an independent home inspector — not one recommended by the builder — to inspect the home before closing.
The bottom line
The Triangle’s new construction market offers options across a wide range of price points, builder types, and communities. The right builder depends on your budget, timeline, customization preferences, and desired location.
