Why Sakan

I started Sakan Properties because the standard way new construction is sold in the Triangle leaves buyers with thousands of dollars they didn’t know they were entitled to. Most buyers walk into a model home, sign a clipboard, and never realize that single signature just transferred their representation — and the commission that comes with it — to the builder. They pay full sticker price, the builder keeps the co-broker commission, and no one tells them otherwise.

I built Sakan to do this differently. We sign before you visit, we register with the builder ahead of your tours, and we credit most of the buyer-agent commission directly back to you at closing. The model isn’t novel — buyer rebates have been legal in NC for years — but the way we run it is. Transparency about the math, no surprises in the contract, and an engineering-mindset approach to a transaction that’s usually opaque.
